CrossRoads Property Management (CRPM) was founded in 2008 with a clear purpose: to provide strata councils with stronger communication, practical guidance, and a more stable management relationship.
The company was built in response to problems our founder had seen throughout the industry.
Too many strata councils were struggling with poor service, delayed responses, and frequent changes in property managers. At the same time, buildings were being passed from one manager to another, forcing councils to repeatedly explain the same history, concerns, and unfinished work.
CrossRoads Property Management was created to offer a more consistent approach.
Today, we manage approximately 140 buildings across the Lower Mainland and Fraser Valley, and many clients have remained with us for more than a decade, including eight of the original nine buildings that joined CRPM when we first opened.
That kind of longevity reflects the type of relationships we continue to work toward – those built on communication, trust, knowledge of the property, and a shared commitment to responsible property management.
The name CrossRoads came from a simple idea, which is that people often come to our company when they’re at a turning point.
For many of our early employees, that meant a change in career, as some came from completely different industries after finding themselves at a crossroads professionally.
And the same idea applies to our clients.
Strata councils often contact CrossRoads when they’ve reached a point where something needs to change. They may be frustrated by poor communication, unresolved issues, or repeated turnover when it comes to property managers.
They know their current situation isn’t working, but they may also be unsure whether changing companies will actually lead to a better experience.
That’s the crossroads where many of our clients find themselves before they start working with us.
With that in mind, we’re committed to helping councils relieve these issues, so they can move forward with greater confidence, stronger communication, and a management relationship they can rely on for the long term.

Gerry founded CrossRoads Property Management in 2008 after spending many years in the property management industry.
He began his career more than three decades ago with one of the Lower Mainland’s larger property management firms. After ten years, he became a partner in another management company, where he built his own portfolio and gained further experience attracting new clients and working directly with strata councils.
He later left that partnership to establish CRPM and build a company around the standards he believed strata councils deserved.
Gerry has always valued the human side of property management. He enjoys meeting people from different backgrounds, listening carefully, and helping councils work through difficult situations.
Over the years, he’s supported buildings through floods, major repairs, legal disputes, insurance matters, financial challenges, and complex owner concerns. His approach is grounded in honesty, direct communication, and practical problem-solving.
One of the most important lessons he’s learned throughout his career is simple: Never compromise trust.
As CRPM’s founder and managing broker, Gerry has also played an active role in mentoring property managers. He believes managers should feel supported when difficult situations arise and encourages them to address concerns early rather than allowing problems to grow.
Outside work, Gerry enjoys gardening, spending time at home, and meeting friends for lunch, among other things.
Golf and skiing have also been important parts of his life, as he grew up skiing in Kamloops, where his father managed a local ski hill, which allowed him to become a skilled skier at an early age.
CRPM is not focused on managing every property that requests a proposal.
We look for strata councils that value communication, responsible planning, and a healthy working relationship. This selective approach helps protect service quality and gives our managers the time and support needed to understand each building.
